What a full replacement involves

A complete residential roof replacement means removing every layer of the existing roofing system — shingles, underlayment, and sometimes damaged decking — down to the structural sheathing, and then rebuilding from scratch with new materials that carry manufacturer warranties. This is different from a "cap-over" and it's the right approach when more than 25–30% of the surface is compromised, when you're dealing with multiple layers of existing material, or when your roof is approaching the end of its rated lifespan.
